The lot was deemed unbuildable due to wetlands shown on the US Geological Survey map. Our survey proved otherwise, and the USGS agreed to remap the property. We also identified a building code ambiguity regarding roof height, which the inspector accepted, allowing us to add a captain’s walk as an informal third floor.
